Do I get final approval of the tenant?

Yes. Once all referencing and checks are complete, we will present the information to you and ask for your approval before the tenancy proceeds.

How is the rent collected?

If you choose our rent collection or full management service, we collect the rent from the tenant and transfer it directly to your nominated bank account.

How is the deposit process managed?

All tenant deposits are protected in a government-approved tenancy deposit scheme in accordance with current legislation. We handle the registration process and provide the required documentation to the tenant within the legal timeframe.

How much is the tenant’ deposit?

The tenant’s deposit is typically equivalent to five weeks’ rent, in line with current legislation for most tenancies.

What if I need to make a claim against the deposit?

If there are damages, unpaid rent, or breaches of the tenancy agreement at the end of the tenancy, we can assist you in making a claim against the deposit. Any proposed deductions must be supported by evidence such as inventories, inspection reports, photographs, or invoices.

Do I need an EPC?

It is a legal requirement for landlords to have a valid EPC (Energy Performance Certificate) before their property is let. An EPC measures the energy efficiency of a property using a scale of A-G and is valid for 10 years. We can arrange an EPC for you.

Who settles utility bills?

Tenants are responsible for settling utility bills and council tax during their tenancy, unless otherwise agreed within the tenancy agreement. Final meter readings are usually taken at check-out to assist with closing accounts.
